Pre Inspection New Construction
IR & IECC energy codes.
Prior to the development of this program whenever a new structure was completed the keys were turned over to the owner. All phases of the construction had been completed assuring the owner all is well.
Many sub contractors each one specializing in their trade help the general contractor complete the project. The general is responsible for the sub contractors and materials used in that project. There are times when sub contractors may take short cuts to either save money or time on a project. With the general contractor knowing this he does try to keep an eye out for those short cuts. However there have been circumstances that the general did not catch problematic issues.
Issues may have been simple things like no caulking in window seals, electrical, HVAC, reversed gas filled windows, missing insulation or air pockets in concrete walls. Most if not all the time these issues go undetected for years causing the owner problems later. Issues like water penetration, uneven room temperatures or even electrical issues.
With our building IR program we can catch most if not all of these problems before the keys are turned over. Once the building is ready for a load to be placed on it (heating, cooling, electrical) we will scan the structure. Any problems we catch that day still can be corrected before the keys are turned over and the subs go home. This is reassurance keeping all parties satisfied with no surprises later.

• Rough openings for windows and skylights
• Equipment efficiencies (if credit has been taken for high efficiency heating
and cooling systems
• Duct insulation Duct sealing
– Air sealing for the building envelope
– Circulation loop pipe insulation for water heating
– IC rated / air-tight recessed can lights
SIECC can be examined during the framing inspection. They include:
• Air sealing
• Glazing area, gain coefficient
• HVAC ductwork insulation and installation
• HVAC equipment efficiency
• Recessed can lights
It is best to inspect for these features prior to
the installation of sheetrock. This
will allow any change outs in the field to be completed
with minor disruptions to other parts of
the building assembly.
